Hi all, I am an investor out of New Orleans and have a steady cash flowing duplex and looking to expand. I have been eyeing the Smokies for awhile now (and it seems like every single STR investor in America has as well) and it is almost impossible to get a place near Gatlinburg right now. I have been outbid on four different cabins the past month. I am still determined and not going to give up but man this is tough. So, I am looking to pivot and have been exploring the NC side of the mountains in areas like Maggie Valley, Bryson City, Canton etc.. I have been doing a lot of research. How are STR investors doing in that area? What is the best town for an STR over there? Do I need to be somewhat close to Asheville? Any other areas to consider? I have over 120k in capital and ready to pounce. Just trying to get some opinions. Currently in analysis paralysis! Thanks so much for the help!

I wonder too. Been trying contact some locals in that area to find out. Based off the comp Airbnb’s in the area, it seems like they are getting some good and consistent business.

@Cale Jacobsen IDK if I would call it a hotspot for STR but there are definitely some that way more so around Nolin Lake. I wouldn't say there is a huge market but I could be wrong. I don't own any there myself but frequent the park often during the nice months. I have hiked most of the park. There is not a ton to do in that area other than the NP. You have a few other attractions but they are pretty worn down. The towns around the park are pretty small and entertainment/food selection is limited. I would consider it more a "tourist trap" small-town vibe and much of the income probably does come from tourism. The park is great though! I highly recommend checking it out.

Yeah thanks for the info James. I’m more so looking to capitalize off the tourism the park provides. I don’t expect Cave City to book by any means, but hopefully some development and progress come to that area. Anyways, I’m thinking of taking a chance on this area buy purchasing a really cool house at an affordable price.

Hello BP Kentucky investors! I am an investor out of New Orleans. Currently own a duplex that has been cash flowing well. I am looking to expand and stumbled upon the Mammoth Cave area in Kentucky. I’ve done my research but wanted to get some more opinions. How do locals perceive that area in terms of tourism? Looks like a pretty part of Kentucky and the caves look awesome. I am about to make an offer on a great piece of property near Mammoth Cave to Airbnb/VRBO. What do y’all think? Thanks so much!
