You are amazing. Here are two diagrams I have…I'll try to make a better one soon. The one with the dims is only of the living area / kitchen / and bathroom. The other one is to no scale but shows all the downstairs rooms.

How big of a deal is redoing cabinets? Is that expensive? This is part of a rehab that I know little of and scares me. 

Also...everyone has some really good ideas it seems but honestly it is hard to visualize from simple text. Anyone able to post any pics of what they are explaining?

BIG NEWS: 

so I had lost the bid on the house above. Apparently something happened with financing for the high bidder (he bid too high or something).  So the bid went to the next highest bidder but they had already purchased another property. Then the bid moved to the 3RD highest bidder...same thing they bought another house. Finally I was 4th place in line and I am BUYING THIS HOUSE!! Time to make some quick design decisions!

@Isaac Plumb I was working with a lender who told me no rehab loans...so I went and found a guy in my area who specializes in them. Not only do you want to find a lender who knows the rehab loan process...but you want to find an agent and CONTRACTORS who know who know the process. Yes it is much more paperwork for the lender, so you need to find someone who is familiar with it and wants to do business that way with you. I agree with what others are saying...if rehab loans are the best option for you (like they were for me) and your lender/agent is encouraging you not to go that way because its more difficult for them (which it is)...then walk and find a team that is familiar with the rehab/203k process.

I guess I should have mentioned, the owner who was doing the rehab did put up a support beam...and it seams to have been put in well. However something needs to be done between the living room and kitchen I think to make the open floor look good...also need a table space somewhere.
