I have a contract for sale on a vacant lot in rural Murfreesboro, TN. 1/2 acre. Soil testing in progress. It  SHOULD perc for 4/3 SFH. Developers, let me know if you're interested!

Hey everyone. This is my first property under contract and I have a question about wholesaling it. So it's a vacant lot that is already part of a subdivision and has water and power access but no city sewer. Do I need to go ahead and soil test and pull the permit and get approved for a building or does my potential buyer/developer do all that before the sale?

Hey Matt,

Thanks for responding! I'll get into a little bit more. This outline that I've created is more of a solution to my main goal of job income replacement, so I can work because I WANT to instead of working because I HAVE to. I'm still in the very early stages of developing that solution and the means will shift and change as I gain more knowledge. 

Right now my primary focus is acquiring my first two buy and hold properties before the end of 2016. I imagine that those properties will be single-family because that's what I know the most about. I did however, come across and unlisted property today which is currently zoned for multi-family which could hold 20+ apartments. 

As far as finding the deals, I plan on utilizing direct mail in my local area. I will cherry-pick my buy and holds and wholesale the rest. I've devoted $1000 per month and 15 hours per week to achieve this.

I've read and known from experience that business system development must be executed with scalability at the forefront and an exit strategy for everyone involved (especially myself). I think it's feasible to create a property management company as well as an acquisition company with those characteristics.

Hello to all! My name is Caleb Gibbs and I'm brand new to real estate investing. I'm 31 years old and I have a wife and 4 beautiful children. I am from Rutherford County Tennessee and my background is in pharmacy management, marketing, and business system development. My hobbies are anything and everything related to building and construction! I'm so excited, and I can't wait to do my first deal! I've been listening to as many podcasts as possible and and I am super pumped! These are my goals . . .

1. I WILL buy and hold 2 properties before 2016 ends.

2. I WILL buy and hold 5 additional properties every year going forward.

3. On October 31st, 2019 (my wife's birthday), I WILL have acquired 15 properties, each generating $500/month net income. 

4. I WILL attend every possible networking event and surround myself with people smarter and more successful than I. 

5. When the day comes that others start looking to me for advice and guidance, I will NOT become arrogant. I WILL share my knowledge with them. I WILL show kindness and walk with them until they're ready to run on their own.
