Yeah basically every contractor is overbooked here at the moment. I am still calling and trying to get them in to give an estimate.

I bought a property that needs some HVAC work done, and the fastest I can get a company in to do it is 3 to 4 months.

Should I just rent the property and let the tenant know some major HVAC work is coming? What are the potential problems with doing it this way?

I am in a rural area buying a cheap ~$25k property, 2bed 1bath and I am unsure if the seller denying a mold inspection contingency is normal.

Yes the property is cheap. The seller didn't want to include a mold inspection contingency because fixing it would cost more than the property is worth. I have been in the property and there are no obvious signs of mold, like a bad smell or something. It was inhabited at the time by a family member of the seller and kept pretty clean.
