I just had my 3rd renter move into a property and I accidentally forgot to include a lease termination paragraph in the lease showing what the tenant would pay if they broke the lease.

Besides making sure it is in the lease in the first place, is there anything I can have the tenant sign after they have already signed the lease and gotten keys?

Looking for ideas and suggestions.

Since I am just starting out with owning rental properties, I wanted to hear what experienced landlords would do in this situation.

An older resident asked me to install handrailing outside the front door on the stairs. I figured this would be a reasonable accommodation and something that the resident would appreciate. Since I am not handy and am limited on time, I hired a handyman service to take care of the project.

It ended up costing quite a bit more than I initially thought. So I was curious if I should just eat the cost and pay for the entire amount or if I would be able to charge back some of the cost to the tenant?

I am looking to purchase my first rental property by year end and was curious as to what types of insurance I would need to protect my investment. For reference, I plan to purchase a duplex and live in one of the units.
