I’ve heard of investors stepping in right now and taking ownership of homes that are in forbearance and headed for foreclosure. I understand you can have a deed signed over to you, notarize it and pay RE-in statement fee? But what happens to the mortgage? Can it still get auctioned and sold? How is that handled. Specific per bank?

I’m just curious how this process works in general. Any helpful knowledge or experience is greatly appreciated!

Hi I am pretty far along on my 3/2 1350sqft flip in Beacon hill San Antonio Tx and my contractor bailed! I just need to close it up and do the finish work IE - sheetrock, tape/float/texture, tile flooring, cabinets, etc.. all major work has been completed and passed city inspection (foundation,elect,roof,plumbing) I just need help finding a trusted contractor in san antonio that can handle the above work at a fair price, anybody have any suggestions, referals??  Please Help!

3z realty. Robby and Katy manage my three units in San Marcos never had a problem they have a great maint team, very organized with online portal to track expenses, never call you unless you want them to and just literally do everything and at a fair price.

Anybody have a good recommendation for a trusted real estate attorney that deals in contracts/construction here in San Antonio, TX? I am in a contract with a General Contractor for work to be completed on a historical renovation and he has been nothing but terrible and would really like some legal advice on how to terminate our contract and exit my relationship with him altogether as best I can. All the work done so far (which isn't much) has been very very shotty and he even allowed water to enter my home through an improperly tarped roof and did not remove the wet insulation for over a week causing what i believe to be mold spores. the roof that is "95% complete% in his words looks TERRIBLE and i'm pretty sure he has already breached the contract multiple times but i'm obviously no expert. Also, I have paid him an early partial second draw (my big mistake) and would really like to explore all legal options to recover  this money as the flip budget was already tight enough losing that would surely put me in the negative. The good news is i have enough capital to complete the project so i can move on and pursue this separately. I would just really like to exit the contract through trusted legal advice so my project can continue. Any help is greatly appreciated! Thanks.

any advice on how  to go about getting my money back that i paid early? Is there like an estimator that would come out and put a dollar amount on the work that has been completed? i feel so stupid for paying him to much to early and feel as if i am stuck with him now because of this which is definitely not where i want to be!

Hey guys, so here is my situation. Here in San Antonio i  purchased a flip as a bank owned foreclosure. I am using a general contractor because this only my 2nd flip and i'm not comfortable taking on the full project myself yet plus its a huge project (Historical district 1931 built 3/1) the contract between the GC and I is for roughly 70K and was to be paid in 3 installments with the last one upon completion of the project. We went under contract wit the first installment paid and about 2 weeks later he asked for an early partial second installment "to keep the project funded and moving smoothly" I was hesitant but i went ahead and did it. since then, he has left my roof open (improperly tarped)  while replacing it during the recent downpours we have had and we had quite a bit of water come in the house. We were able to get big fans going and dry everything out but what he forgot to do was remove all the wet insulation in the attic which sat for about a week untill I myself spent two days removing it all. While doing this i noticed what looks to me like some small black mold spores beginning to grow. I took everything out, washed the mold spots with bleach water and sprayed with special mold killer and informed my contractor of everything and requested that a mold inspection be done to be sure that it was all taken care of. Word got out to his employees and they now refuse to work in the house bc of the black mold accusation and he is blaming me saying that the project didn't need to be stopped and i shouldn't be making accusations that there is black mold when he believes it is just algae. either way.. i want an inspection because i know i have to disclose all this when i sell and want to cover myself and obviously give the buyer a mold free home. Long story short there have been 3 or 4 other instances that were totally unacceptable during the job and i really would like to fire him but i am not sure how to go about it! also, i should have never paid him the second installment which puts me at about 40k with him and there has MAYBE only been about 15-20K in actual work completed by him. so do i ask for an agreement on the cost of work that has been done and ask for a certain amount of money back so we don't Have to go to court? or is court my only option? or am i stuck since i already overpaid him? thanks for any advice and recommendations for good residential flip GC's in san antonio as well as somebody who can give me the best legal advice! thank you!!!

Hey guys, bought a nice flip house here in San Antonio CASH and have enough to fund the Reno cash as well but it's cutting it a little closer then I'm used to. Does anybody know of a lender who will fund the cost of the renovation? Or maybe a private lender? Thanks in advance. Purchase price - 86k Reno cost - 27k ARV - 149k - 159k Timeline - 6 weeks
