I appreciate the advice.

Due to moving back to Colorado, I would probably shoot for long term rentals, so possibly medical school or people stationed at FSH.  The areas I’m looking seem to be centrally located to bases, hospitals and schools, so I’m not sure if I’m picky about who gets in.  

The other issue is since Colorado market is so hard a large amount of my entitlement is eaten up from my first house.  I’ll keep running numbers as you suggest and see what comes about.  Again, I appreciate your advice.

Greetings folks!

I’m about to PCS to San Antonio for a year and was considering buying an investment property to live in while I’m there, then rent out after I leave.

My question is this: since we're restricted in getting fixer uppers with the VA loan (I know there are renovation loans), what are you looking for with the property? The Brrr principle seems to be hindered (at least that's what I witnessed buying my first house where chipping paint was even an issue).

any thoughts are appreciated
