@Timothy Tooker Thanks for the nice welcome, I definitely appreciate it and am making a note of your contact info.

I could definitely see being interested in the Pierce County area in the future. Would you characterize it as a good area for investing?  

Is there a certain type of property that you like to work with? or does that often depend on the particular deal?

I'm trying to decide between small multi-family or single family home and am not sure which way to go yet. In my initial research, it seems like single family homes are more readily available, but multi-family units can offer better cash flow opportunities.  Of course, that could be completely wrong, as I'm relatively new to this. I'd be curious to hear what your thoughts on the subject are.

I'm also interested in using my software skills as an aid, just haven't quite figured out where to apply them quite yet:)

How would you rate Vancouver as a real estate investing market?  Are there good opportunities to be had or is it hard to find a good deal? I was reading an article earlier that painted Portland as being a very competitive/tough market and was curious if Vancouver was the same.

Hi

My name is Caleb Sandfort and I am a 33 year old software developer from Vancouver Washington.  I've been interested in real estate investing since college, but have always been too scared to actually take the plunge. 

I recently received a small inheritance and have decided that I am finally going to stop being scared and get involved in real estate investing.  I am currently in the learning phase and am reading Brandon Turner's book on rental properties, with his no money down book up next in the queue, and plan to start engaging in the forums here to build my knowledge.

Right now I am thinking the area I will focus in is rental properties, although this could change as I learn more about real estate investing.  My goal is to produce secondary income to my day job and to be in a position within 10-15 years to not need to work if I so desire.

I am also interested to see if I will be able to use my skills as a software developer as an asset. Whether it be in creating a website to manage my properties, finding/analyzing investment opportunities, or some other as of yet unknown solution to a problem. If you have any ideas or problems you've come across that you think could be solved by software please let me know; I always enjoy a good side project.

To wrap it up, I am excited to be joining the BiggerPockets community and am looking forward to learning lots of useful information and hopefully making some worthwhile connections and friends along the way.
