Post: Hurricane Milton Situation

I'm a newer investor and own a long-term rental in Cape Coral, FL. There was a water supply line that got damaged during hurricane Milton, resulting in a $600 water bill. My tenants called the City to try and get it adjusted, and they pushed it onto me.

How would you handle the situation? Current lease agreement says tenants will cover utilities. I'd greatly appreciate any advice feedback on how to move forward. Thanks in advance!

If everything else looks really good and they seem like good renters all around besides the smoking, you could add an addendum into the lease stating that they must smoke outside of the property and that they would be responsible for any damage (discoloration, smells) left over as a result of the smoking. That way you are still protecting your property, and if they don't follow through with that clause, they would be violating their lease. 

Additionally, you could also consider charging a higher security deposit in the case that you have to do any extensive cleaning of the property following their move-out.

Hey fam! I appreciate your insights and feedback:

I have a single-family home I need to rent out long-term. I'm not getting a lot of traction with leads, and am bleeding money each month. I just had someone on FB marketplace reach out with interest. However, the profile thoroughly communicates they smoke a lot of weed. On my initial listing ad, I had nowhere mentioned it was a non-smoking residence. I have nothing against smokers personally, but do not want that smell to be imprinted on my property, long after they are gone. 

I am open to different perspectives too, if someone has had a positive experience with smokers, I am all ears!

Hey y'all! I am a newer investor (1-mid, 1-long), and went to BPCON '23. Looking back I didn't get a whole lot out of it, besides a couple connections/networking and speakers giving good education. My question is, if I can read most of the information given at sessions, and network with people in my region, or social media, what is the benefit of taking 3-4 days off work and spending a couple grand (entrance, flight, food, lodging)? 

My impetus is acting with the knowledge I already have. Seems like a waste not having a lot of doors going to an event like that, but I am open to a broader perspective.

Do you know if the pro plan gives you full access to rentredi? Or is it like, half access as in they don't give you access to tenant screen, or some other parts of the program, etc?

Hello Faiz! 

Call me biased, but I have been enjoying RentRedi through the Bigger Pockets Pro membership. Disclaimer: I do not work for BP, but it's been worth its cost! It's almost been my first full year using it, and the benefits are gold. RentRedi has a standard prequal app and an application to screen your tenants. They have connections with Zillow, Trulia, Realtor.com, and HotPads to list your properties. They make it easy for your tenants to be reminded of rent and pay, and notify you of maintenance requests. I haven't used other softwares out there, that I'm sure are great too, I just haven't needed to.

The Pro Membership also gives you access to unlimited use of the calculators, which is fire! (If you anticipate analyzing more properties)

Hey Michael! I have family in Coeur d’Alene. Love ID!

It’s hard to have a black/white answer for your question, because there are many variables. What is your goal? (Begin with the end in mind). How’s your risk tolerance? (More doors = more work/risk). At the end of the day, ID is a strong market, so as long as you get started, and stay in the market 5/10/20 years, you’re going to win.

My advice would be to start small, either a single-family or a duplex. The learning curve is dramatic, and you are going to learn A TON on your first property. Build off that, but the most important point, is that you get started. Get in, don’t fear failure, expect to learn, and pivot as needed. Good luck!
