Post: Beginning with a house-hack

If you're house-hacking I wouldn't be too worried about positive cash flow. I did my first one a few years ago and it was nice to have most of the mortgage paid for by my tenants. You'll still have expenses, but you'll be living much cheaper than going into a home on your own. 

If you can save money by having someone else pay most of your mortgage and have the appreciation in this market, you'll be sitting on a good amount of equity in the next couple of years. Then you'll have way more flexibility to invest in different ways when that time comes.

I would be careful, especially if this is your first investment property. I would always purchase based on the numbers, and make sure you have multiple exit strategies in mind. Maybe look at purchasing as a primary residence with an FHA loan, and house hack if possible.

It sounds like you are on the right track! And I wish I started investing when I was as young as you are. My advice would be to join as many facebook investing groups as you can for you local area. Start asking questions, and make connections with as many people as you can on there. Relationships are truly what gets you ahead in this world. You'll also be able to find local meetups through these facebook groups, and attending those will help you meet new people as well. Best of luck! Househacking a small multi-family property is an amazing strategy to start out with!

I would reccomend joining all your local REI facebook groups and start talking to people. See what kinds of properties people are looking for, and ask them what make it a deal for them. I would do my best to just start building relationship with them to where they can trust you. Learn to run your numbers in a way that makes it a good deal for the end buyer and you'll naturally build a large list.
