I live near Hickory and I did a 1031 exchange in 2020.  I used the Exchange Resource Group out of Colorado. www.erg1031.com. I will definitely use them again when I do another 1031exchange. 

They handle everything on the phone and online.  This is all they do so they know it inside and out.  They have done thousands of them, where a local lawyer may have done a few and charge 5x as much.  Their fees are a lot lower than others.  They were professional and helpful the entire time.  I found them on here and it was exactly what I was looking for.  

Happy to answer any questions about the process with them, if I can remember from 2 years ago. 😊

Hello, Quick question about how the IRS looks at 2 types of income in your company. I have one BRRRR property and now doing a flip on another property. Does the IRS look at the 2 sets of income completely separately? If I use flip proceeds to say buy a roof for the BRRRR or pay down debt would that reduce my tax bill on the flip proceeds? Thank you!

While financial independence is a goal, quitting my day job isn't. I Love my day job and am looking forward to the future with real estate too!

Morganton Federal Savings and loan in Morganton lends their own money, and hold their own loans. They only lend as far away as the surrounding counties so Catawba would work. Try giving them a call as see if something might work.

I know in my county (in NC) you can look everything up by searching "county name and GIS" on google to find the county's tax site. Then search the property address on the county site. It shows you if the taxes are paid or not. If they are paid and the seller didn't do it then I guess that would be a red flag. The county next to mine is pretty similar but finding out if it is paid isn't so easy, requires going to the county office. I would start there and see what the online records show.

I've been in the process of getting a loan through Movement Mortgage. Specifically with the loan officer Bryan Maddox out of Charlotte. He seems to be very geared to investors. For one thing on straight investment properties single family you can do %15 down, less if primary residence of course. Also he said you can use current income from a property to qualify (lease in place) or even future income based on what the appraiser comes back with (market rent assessment on appraisal). My friend already closed a loan with him and they used property income to qualify. I would totally run your situation by him and see what he suggests regarding income etc. Unfortunately I don't know know anything regarding teacher grants or rates etc.
