Post: Comping Homes in Detroit

Hello, I was trying to comp some houses in Detroit and I found that almost all of the recently sold homes in the area didn't have pictures of the interior of the homes on zillow or anywhere else. However, on the other side of the state there were interior pics of the homes that sold from months and years ago. Are there some local laws I am unaware of or why is this happening? Also how do I comp homes in metro Detroit if I cant see what the nearby homes that sold actually look like? I do not like using on market homes since they are typically overpriced and haven't actually sold yet. Thank you!

@Erik Estrada Thank you that helps a lot. Another related question I have is how do you go about finding one? I did a quick google search yesterday trying to find one in my area and got a lot of corporate type responses eg fill out this form and check the website etc. Are there local hard money lenders that will actually talk to you or is it pretty hard to get a real person on the phone? Any strategies you would use to find a more personable hard money lender that is more local or are they all pretty much the same?

I am interested in using a hard money lender to buy a property to flip. What are some questions you would ask a lender to vet hard money lenders? Also what are some things you look for in a lender? Do you recommend a local one or does it not really matter? Thank you!

Hello, I am a new real estate agent and aspiring investor. I am looking to find local hard money lenders in the greater Phoenix area. Let me know if any of you have any good experiences with local hard money lenders you would suggest. Thank you!
