I was wondering what service people use when they provide sign contracts, especially for wholesaling. And Does anybody ever use paper, or is it %100 eelectronic

Can I find good deals from a wholesaler and expect a  conventional loan to work on my offer. Or Do wholesalers  prefer hard money/ cash for fast close.  

What tips and sources have you used to find to find good deals?  Does the type of financing  a person has make big difference in getting your offer excepted?

I am considering getting into house flipping. The house hacking method will probably be the most attractive for me. However many people recommend getting an LLC when flipping. Here is my question can I buy a home as a primary residence with an LLC and should I. Or is it best just to buy as an individual if I plan on living in the house I want to flip.

Hello Everybody,

     My name is Caleb I'm a new member near Richmond Va. I am excited to have found BP and love the forums, podcast, and articles. 

My wife and bought our first home in 2013, we just sold it 6 months ago  and we made a decent return on it, we're now working on a fixer upper we bought and are living in. We are working on it as we have funds. I work as a manager at a restaurant and want add to our income and gain more freedom

I think we may try to flip another house after this to build more money.  Once I have enough capital  I would love to get into casflowing rentals and small multi family. I'm still learning about all the creative ways to go about things though so my goals may change with more knowledge
