Hello all, I currently have a HELOC on my personal property for $15,000.00, which I used to pay for a down payment on a rental property. My intentions were to pay off that, then buy another rental property in the same manner. However, I also want to buy sooner. I also have an unsecured line of credit for $25,000. Would the bank frown upon me using my unsecured line to pay off my HELOC in order to use the HELOC money?? Since the bank generally won't accept unsecured line money.

@Don Konipol thank you for the insight. I never looked at it that way. I just assumed no one was paying and that was the reason for them selling. I never thought about the fact they may be just trying to see if someone will pay their ridiculous price they’re asking.

@Harry Arnold I completely get both sides of what you’re saying. At times when I post a question, instead of help I get rude know it all answers. However, the other 85% of the time I feel there are genuine people who like to help each other out. I think it’s just the sign of the times with social media these days. There’s a lot of keyboard warriors. Being smalltime myself it’s easy to get overwhelmed by the millionaires on the podcasts but I just keep investing knowing I’m better off than most my neighbors.

So far I’ve only invested in single family homes. I’m looking to invest in something larger but was curious as to why it seems many of these properties seem to stay for sale for a long time? With single family houses they seem to fly off the shelves. I’m noticing many properties (10 unit) on LoopNet setting idle. Also I see many people post on Facebook about multi family units( a lot of times the same guy pushing a property). Is this something to do with occupied buildings and tenants not paying or is it harder to get commercial loans? Just curious if I’m missing something everyone else is afraid of?

Hello all! I try to teach my kids the importance of investing and show them real life scenarios any chance I can. Does anyone have any recommendations for board games, apps or video games that “accidentally on purpose” teach these things as well? My kids do love monopoly, and I think it changes your perspective on things, but are there other games as well?

@Tim Richter I agree with JD and the rest of them. You have to seal up the house, mice are getting in somewhere. Not sure about your location, but where I live Columbia gas Company does free energy audits. These include a blower door, test air sealing recommendations and even offer rebates on insulation. This will narrow down your points of entry. Just an idea.
