You will learn a lot and get connected with some people in the local area who are actively investing. What I would recommend at this point is to continue to educate yourself and figure out what it is you want to do and how you can add value. Business is a team sport. This exposure will give you an idea about the different roles required to conduct the business. Real Estate investing is a business like any other. It's success depends on the quality of the team. A good deal, badly managed is no deal. So it always comes down to the quality of the team you're working with.

There are lots of people out there looking to take advantage of rookies and profit from their inexperience. No trying to scare you. It's just reality. I love investing in real estate, and it's what I do each and every day in multiple cities across the country.

Hello everyone! This is only my second post! I love to read as many posts I can, but never get the chance to post myself. But, here I am. I would just like to know what are the MOST important things to get in place before starting real estate, and how? I will be in college in Pensacola, Florida in about two months, with plans on getting involved in REIA's, getting to know people, etc. I know that is one big thing is getting my name out there, talking to people, etc. But other then things like REIA's, im not exactly sure what to do, or how to do it. Im not the type to just "wing it" and buy a place and figure it out as I go. So I just would like to know what exactly I need to get in place before I buy. Certain types of contacts, tools, time frame planning? Any ideas from experience: new or old, would be absolutely great! With no prior experience in real estate, and nobody close to take me under their wing, I have turned to the forums to get involved! Thanks everyone!

Wow, thanks for the help! That certainly makes sense! So I'll have around 12k this year (freshman year starting this coming September) are you thinking I should try to start right off this year but I get a foreclosure, as opposed to waiting a year to have more money in the bank? I know many people have many different routes, but it seems like the overall idea, in my situation seems to be the same. Thanks so much for the help again!

That makes sense! So basically what you are saying is if I am living at the place, they will he treating it as a private house, not a real estate investment? And this can be done (please, correct me if I am wrong) up to the size of a quadplex, right?
