Hi all,

Any advice for finding a capital partner for single family flips in Phoenix, AZ? My ideal capital stack: 80% LTV hard money loan, 90% equity from a capital partner, and 10% equity personally funded. I'm well versed in the commercial real estate private equity space, but looking to do my own deals on the side. I've gotten to know some great contractors in the area and have a team lined up to start doing deals. Hoping to find someone to partner with long-term. Waterfall structure would consist of a ~1.15x EQM preferred return with a 50/50 split beyond. Projecting 1.3 - 1.6x project level EQM in 4-5 months per deal.

Hey everyone, so I'm a college student in Phoenix, AZ and I've got a long term plan of becoming a full time real estate investor. BUT I'm planning on becoming a real estate agent FIRST - while in school - to learn that aspect of real estate, immerse myself in it, and make a few bucks.

Any tips on how to get started? Should I get my real estate license right away then look for a brokerage? Or should I find a mentor first and learn the business side of things from a professional first? What do you guys recommend?
