Welcome @Andrew Davenport!  I'm also in Edmond.  There are many different markets, even within Oklahoma County!  I'd recommend driving around a lot, doing online research on specific areas, and learning about what smaller areas you want to focus on!  Best of luck, there are SO many great resources and people here on BP!

Thank you for the advice @Suzanne Griffiths and @Walter Key!  I'll look deeper into the neighborhood and see if I can find some comps with pools.  I'm definitely going to have a pool service company come look as well.  I appreciate you taking the time to reply!  Have a great week.

Hello fellow investors!  Has anyone ever done a flip house with a pool?  Any advice or pros & cons on a pool as part of a flip?  While a nice in-ground pool may be a nice feature, I fear it will limit the number of buyers who may be interested when its time to sell.  Also, never having had a pool myself, I don't know what to expect from a long term maintenance standpoint for a buyer.  It looks like it would need to be drained, cleaned, and possibly relined as part of the flip.  I'd appreciate any advice!  Have a great day!

Good morning! Does anyone know a good GC in Oklahoma City that they recommend? I'm looking for someone who is licensed, insured, and has experience working with investors. Working to build my team and as I'm looking to either flip or BRRR SFR and small multi-family properties. Thanks!

What a great perspective @Ken R.! I've read several of your posts as a fellow newbie in Oklahoma City and I'm inspired by your perspective! I'm SO guilty of analysis paralysis and I'm working so hard to get out there and do my first deal. Now I think my biggest risk is that I can't be so anxious to get a deal that I do a bad deal, it's a balance of tempering passion, ambition, and solid numbers. I believe it's important to also have an attitude and perspective of abundance! I find myself easily wrapped up worrying that there are only a couple good deals out there and "surely the more experienced guys will find and take them all", but I know I'm fooling myself. It's better to be surrounded by other investors, sharing ideas and building each other up for success! There is plenty of abundance for us all and working together we can each achieve our REI dreams!
