Post: To stain or not to stain, Wood deck that is

I'm finishing up a rehab in which I built a 40ft x 12ft 2 level deck on the back. Its 5/4 PT decking boards. I am wondering if it is smarter (in regards to selling the home for maximum profit) to stain, paint, or leave the deck alone as it is new. The home is mid level pricing for the area listing for $400k.

My only concern is looking at the neighbors house while doing dishes. But it would save al lot of time and a little money not to move the window. The kitchen will be a blank slate so I have all the possibilities. What changed my mind was keeping the dishwasher where the dishes will be put away.

 the island is smaller because without the sink there the extra $500 to add the cabinet and extra counter is not worth it as there is no sink taking up space.

 Thats a great point about the dish storage and washer location. I was thinking they would go next to stove but those would most likely have cooking supplies in them.

My thoughts are that if the sink is on the sidewall we lose that counterspace that can be used for keureg, spices ect.. even with a bare island they are not going to use it for storage without the half wall.

Thats a creative approach that I will definitely keep in mind for future flips! but for this one im mainly concerned about the make and quality, if buyers even notice it and pay extra for it.

Moving a window has been eliminated.

As for plumbing the flooring is gone and the basement has a drop ceiling with full access. Moving plumbing and adding water to the dishwasher will take me about 15 minutes and cost under $20 if that.

This is strictly a what would sell the quickest for most money as it does not effect my cost or time to complete.

Flipping a middle of the road home in Rhode Island. Would all plywood cabinets (advertised as such) add enough value to make it worth it over engineered wood? Difference is about $2000, would I see that return or do buyers not care or would not even notice?

Having differences in opinion on sink placement in the brand new kitchen on a flip.

1) Along the wall at a window facing neighbors house

2) Spend the money to move window to facing the rear of house

3) Sink and dishwasher in the 6x3 island.

Opinions form experiences welcome! I think the sink and washer in Island making a perfect "cooking triangle" is a high end look that wont cost any extra, but I could be wrong.

Its on a slab connected to city sewer. With 8 foot ceilings, 7.5 foot with the drop ceiling in. I plan of selling to a family either starting a family or has one already (my target buyer). The home is not set up for owner with a renter, its a single family all the way.

Although I agree a master would bring in the most money (and I would love to do it) I think that it will not give me any return if not cost more than I would receive. The more I think about it the house is in too good of a condition (hence the price I paid) to waste it making it a total rehab when it only needs to update kitchen and baths. I am also afraid of losing an upstairs bedroom.

 Im thinking 2 full baths instead of 1.5 is a must though. I need to put myself back in check and leave it at a quick and easy 30k rehab in a few monthes, as this is my first flip it can get out of hand easily.

If the market shifts in the area and a Master would be profitable upstairs would be quickest and most cost effective.
