I have a tenant in Maine who refused to leave after her lease expired, and multiple notices were given saying she needed to leave after it expired.  I hired a lawyer to handle it, and she was given proper notice.  She is in the process of moving out.  Can I use her security deposit to cover these legal fees I've incurred due to her not moving out?

Thank you guys.  I'm not at eviction stage yet, I have evicted tenants before.  I just want to be prepared for the worst and act immediately if anything happens.  Thank you.

We have informed a tenant in writing that their lease will not be renewed when it ends on 10/31/24.  We also plan on sending them a 60 day and a 30 day notice to remind them.  This tenant has been a problem, which is why we aren't renewing.  They pay rent, but there are lots of other problems.  We want to be prepared if they try to stay past the lease end date.  What else can we be doing now to prepare in case they try to stay put?  Thank you!

Thank you guys.  The tenant is complying now after a couple notices.  They will be out at the end of October, and we are not renewing.   Let's hope we don't need to take any more action at this point.

Hi, we have a lease that allows dogs as long as they are on a leash at all times when the dog is outside and on the property.  This is specifically stated in the lease.  It's a safely issue for us, as we live in another unit in the house.  Now I have a tenant who has broken this rule several times, letting their small dog run free everywhere. It ran after a car coming up the driveway the other day and was barking at our guests. 

We have posted warning letters on their door twice now about this.

How would we fare if we started eviction proceedings because the tenant refuses to obey this rule?

I live in Maine, but my sister lives in Wilmington.  What opportunities are there for rentals in Wilmington?  Would regular rentals cashflow, or would I be better off focusing on MTRs?  I'm just putting feelers out for now.  This would give me a good reason to visit more often and possibly move there in a few years.

I thought this story was awesome. I saw it on the local news about a 19 year old girl who bought and now runs an old run down bowling alley in Ellsworth. For insurance reasons, she can't hire employees (yet), so she runs it 100% by herself.  Hopefully she can grow the place in the near future.  Check it out!

The last time I used Quickbooks was around 2006.  I decided to try again and signed up for a QB Online account.  I basically want to track our household personal finances, as well as a few rental units we own.  The idea is to expand our rental portfolio and our accounting as needed.  A lot has changed in QB in the last decade.  Anyone have any ideas for courses, videos, learning tools for setting up what I need in QB Online?

I've got a list of pre-foreclosure addresses locally that I want to reach out to.  In the past, I've sent postcards and letters, with some success.  I want to try door knocking, just going to the address and asking for the owner in hopes of starting a conversation.  Does anyone do this, and what are some good things to say when they open the door?  Common objections?  Any success with this method?

We have a couple of 2 br apartments opening up soon, and are looking for new tenants.  I was wondering if anyone here rents to older adults who may need regular services?  How would I start the process of connecting with these types of tenants?  Are there waiting lists with the local organizations that help these people?

Also, we have listed before on apartments.com and that seems to generate a good amount of leads.  Does anyone have any other recommendations for marketing and/or screening?  FB Marketplace?  Rent-Redi? (I have a pro membership here).
