There are two groups in Lexington. The Lexington Landlords Association (LLA) and The Bluegrass Real Estate Investors Group (BREIG). LLA is more of a traditional landlord specific REIA group, BREIG has quite a few more members and includes investors, lenders, wholesalers, etc. Both usually meet in person once a month, but have suspended in person meetups for the time being. BREIG has been hosting semi-regular ZOOM meetings, usually on Monday during lunch time. Both groups have Facebook pages, join them to keep up with their current happenings.

Welcome to Frankfort! Thanks for sharing!  I currently have 25 doors over there, mostly 3 or 4 plexes, and almost all are in the Landings subdivision. They are under management with Kentucky Life Property Management.

There is a meeting tomorrow night of the Lexington Landlord Association. Also, you should look up the Bluegrass Real Estate Investors Group on Facebook, it's the Lexington REIA.

They will do excellent on the tenant placement portion. I've handled the two vacant turns myself on the only ones that have gone vacant since we switched over as I have a few people that work for me on the single family stuff and they were available.

You should really consider speaking with Kentucky Life Property Management. We switched over our small multifamily portfolio (27 doors in 2,3 & 4plexes) over to them in May and have been very happy with them. Communication has been excellent. Josh Shepler & Heath Green have been great to work with, as has our assigned property manager, Truston Humphries. I can't post their phone number, but they have a webpage and a Facebook page, just Google search "Kentucky Life Property Management" and you find their contact information.

Get in touch with Michael Rogers, we actually went to a meeting about Notes on Friday. If you haven't already joined the local REIA, you should do so. The Facebook group for the Lexington area is named Bluegrass Real Estate Investors Group. The group and meetings are free. The next meeting is August 30 at 6:00 at the UK Federal Credit Union over on Alysheba Way.

The numbers on the 4plex you show are not that great, it's not even a 1% deal. Without knowing much more, I would not buy that personally. I would suggest joining the local REIA and attend their monthly meetings. They have a Facebook group and are very active. Search Facebook for Bluegrass Real Estate Investors Group and join. There are over 1,000 members and they do not charge dues or to attend meetings.

@Scott Nielsen - There is a group in Lexington. Search Facebook for 'Bluegrass Real Estate Investor's Group'. Their next meetup is Tuesday, August 22 at 6 PM - 8 PM at Carpet One 390 E New Circle Rd, Lexington, Kentucky 40505. From the page:

@Jarrod Williams - Yep, when we can afford them :)  We invest all over Central KY.  We currently have properties in Lexington, Georgetown, Winchester and Frankfort.
