Post: Should I form an LLC?

Hey Torrin! Purchasing through an LLC can protect you from liability. If you were to get sued, creditors could probably only go after assets contained within the LLC rather than going after your personal assets. Tax advantages and operational flexibility are some other benefits that come along with it. Definitely check with an attorney before doing so to make sure it's the right option for you.

Not sure if this is the right forum but I figured I’d give it a shot. I’m a real estate agent in NE Ohio and I currently have a listing that is being rented out to a tenant. This is my first listing of this nature and I’m not exactly sure how to market it. I want to market it to investors which is why I’m here. Those of you who are investors, how would you like to see a property like this marketed? What do you look for in a listing of this nature? Those who are real estate agents, how would you go about marketing this? Any help would be greatly appreciated. Thanks guys!

I wasn’t 100% sure which forum to post this question in so I figured I’d give this one a try. I’m currently interested in a property that I found in my area but I’m not sure what loan I would need in order to finance it. The building contains two businesses on the ground floor and two apartments above those. I’m under the impression that I may need a commercial loan due to the nature of the building but I feel like the best route may be to find a private money lender to fund something like this. Is there any possibility of me obtaining more of a conventional loan to finance? Any input would be appreciated. Thanks in advance! Also, I know location says Cleveland but I’m actually about an hour East.

Usually title companies or lawyers can perform title searches. While it's all public information, it's probably best to find someone who knows what to look for and who to contact in the event that there is a defect with the title. With that being said, there are most likely fees associated with a title search but that would most likely depend on who does it. Hope this helps!

Smart TVs and good wifi for when I'm relaxing. Close proximity to local attractions for when I want to grab a bite to eat or do something the locals like doing that I can't do at home.

My most recent stay was about 2 weeks ago in Columbus, OH. The experience was pretty enjoyable overall. The scheduling process was fairly simple, customer service was great, and the place we stayed was furnished fairly well. While the cabinetry seemed slightly on the cheap side and the bed was not comfortable at all (it was like sleeping on a stone slab), it was very clean. So far, I haven't had any problems staying in any STR but who knows? Only time will tell.

As a lifelong Ohio resident, I think there is a lot of opportunity here. Places like Cleveland and Columbus have lots to offer. I live in a small town in NE Ohio about an hour from Cleveland. While there isn't as much to offer, I believe we have quite a bit of opportunity to invest here, especially close to/along the lake.

1.) Wake up early. I have my feet on the ground by no later than 7:30 AM mon-fri, even if I do not have obligations. This gig is something where you can coast very easily because no one is keeping you accountable but yourself. 

2.) Get in the office. I pack my lunch so I do not "go home for lunch" to never return. Try your best to immerse yourself. Sit in on seasoned agents phone calls or meetings. It helps hearing the verbiage they use and will help with your confidence. 

3.) Practice contracts. Have an agent walk you through when they write offers or do a listing presentation. I failed with this my first time. I was cold calling and before I knew it I had someone who wanted me to come over to potentially list and I had no idea what to do for documents. YIKES.

4.) Kiss butt. AKA bring value to other agents. Offer to do showings on the weekends for free. Go above and beyond because it goes a far way for other seasoned agents and it pays off in the long run ten fold. 

5.) Finally, be yourself. People don't want to talk to sales man who only cares about making money. Be goofy or serious or whatever you are normally. People want to talk to people.

Hey! I'm honestly not sure if this is the right forum to be posting in but it sounded right.. I'm a new real estate agent in NE Ohio and was wondering if anyone had any tips/advice on things I can do to start off on the right foot, build good habits, and be successful.
