I just had one of my tenants set one of my houses on fire, major damage but not a total loss. Has anyone ever dealt with this? Any advice? Would you work with a public adjuster? 

I am starting to grow my rental portfolio and am looking for online alternatives to hold security deposits. I currently use Wells Fargo and it’s a pain in the butt to keep going there in person and setting up a security deposit account. I wanted to see what other people were using to set up their security deposit accounts? hopefully something that can be set up online! I am in New Jersey.

Alternatives (expensive, but they work sometimes) include SMS & Postcards. But with those you need very good lists, I just sent out 500 post cards to a good list and got no responses. In this case, it's okay, because I get the ones that are returned and I know nobody else can reach them either. I have no comptetition when I track them down. It's avery narrow select list that pays off. 

 Okay that makes sense. I was very curious about peoples sucess with post cards. Seems expensive unless you have a high deal flow coming through.

I currently live in new jersey. By the shore specifically and the BRRR market is completely dead here. You can buy properties that need to be rehabbed but gain very little equity. And the deals where you can build equity are to expensive and make more sense as flips. i built a portfolio of 7 properties over the past 4 years through the BRRR method, but In the past 8 months I have not been able to find a single on market deal that it makes sense to BRRR. I have lost on 15 plus bids so far this year. This has led me to try to learn about other markets where the BRRR strategy might work a bit better. Anyone have any advice on where to look for these markets?

I am a relatively new landlord, I currently manage 3 of my own rental properties and I recently spoke with a seasoned property manager and he suggested I get an American home shield policy for each property. I wanted to get some thoughts from other landlords on what they thought about getting home warranties for investment properties for major systems such as heating and cooling systems, plumbing and electrical. 

Does anyone have any experience with renting to an oxford housing? I usually rent out to section 8 tenants but I recently purchased a 4 bedroom property where the rent is going to be a little too much to put a section 8 tenant in the house (It was a really good deal) But I have had an oxford house approach me about renting to them. I would like to hear about any experiences people have had with renting to this organization and what are some of the pros and cons. They seem to be able to pay above market rents and have a reserve fund for making sure the payments are made every month. I would appreciate any input anyone can offer.
