Sellect realty is the listing agent? its not showing up on their website. check your local MLS and make sure its showing up, so that all the realtors get notified. Also make sure the correct numbers of bedrooms and bathrooms is listed on the MLS. I bought my dream house when the listing agent had the number of bedrooms wrong. nobody went to look at it..

Ive thought about this when i have bought low.. but, if you ever plan to sell, keep in mind, some realtors, appraisers, and buyers look at the taxes (sev) to put together a price..

can you charge for utilities?      I bought a 4 unit that had 3 section 8 tenants.       I didn't renew the leases.    pm me if you want to know more

I could and should K.I.S.S...   Heres the scenario.   In one apartment, there would be 3 students.  each student may have a different way of paying..   for one apartment, one student pays with the student loan, one by the month, one by the semester..   Some of these apartments nowadays are doing separate leases for each student.   not just students, but in downtown Grand Rapids as well.  30 yr olds sharing an apartment with people they dont even know..    This is how they are building them now.   the tenant gets their own bathroom for each room, and share the living and kitchen areas.

How are you structuring your bank accounts to accept rent, to know who paid, if you have an automated/online system?

I have a 4 unit, that i have turned over from section 8/low income, to student housing.     I have tenants that want to pay by the year, some by the semester, and some by the month, all in the same apartment.    

Since i only have 4 units, i am planning to do 4 separate bank accounts, but that got me to thinking, how do they keep track of the big multi units?    website with login? paypal? etc

Don't sign any leases for people you did not put in there.   The section 8 tenants in my area do not have to pay utilities.  they smoke inside and leave the windows open in the winter. (non smoking building).  friends started staying with their dog..   One tenant that i thought was the good one, ended up being one of the worst..   Made the mistake of signing a year lease with her.    They are used to the old landlord.   I struggle with the thought of evicting people.   even after the lease ended,  they would come up with every excuse to not move.   Best thing i ever did was execute my plan of cleaning out one unit at a time and renovating.

I have talked with s8.  They confirmed that she is getting paperwork together for the new apartment.  They mentioned the same as Bri, maybe i can move her stuff into a room.    Not likely, as there is a ton of stuff..   The tenant texted me later and notified me that she is not living there.   S8 typically says to follow the landlord tenant laws.   I have been paid by s8, but once she gets approval to move into the new place I have to sign off from July 31, and they remove the funds, and then she is responsible for the days that she stayed.  Im ok with that, just want her gone..   The shower was leaking into the unit below, and I would like to remove it, and inspect, as several were installed incorrectly.   It may take me a while to get a new one put in...  Typical ending to a bad tenant.  Lies, failed promises, lease violations,    smoking in unit, friends staying extended periods with pit bull, littering in front yard,high utility bills.

Tenants lease expired August 1.   I served a 30 day notice to quit on June 29.  ( I want to refurbish the unit).   Long story short, and there is a paperwork holdup on her getting into a new apartment, but she's not staying at mine anymore.  I asked her via text as nobody has seen her.   Her response was that she needs to find a place for her stuff but she's not living there anymore.  When I say stuff, I mean it looks like she's still living there. everything is there.  This is a section 8 tenant that does not want to get evicted.    Is this a gray area, or do not change locks/touch belongings without court order?

Check on property insurance.  My insurance guy questioned whether i had students or not.    He said that nobody offers it in this area, however we are next to a small university..   More $$
