Post: Roof Rejuvenation in Virginia

Hi All,

I joined a few years ago when I had investment properties which I have since sold. My new venture is as a Roof Maxx roof rejuvenation dealer operating in Central Virginia from the Shenandoah Valley to Richmond. 

I bought into this business because of the research and testing done by the corporation. At first I wasn't sure is this worked. After being a dealer for two (2) years I can confidently say this stuff is awesome. I have walked on old roofs where I was slipping because of loose sand. After treating with Roof Maxx you can actually walk on the roof two weeks later without causing damage. (This is not a claim by the company this is my experience.)

Best part is the company backs up each rejuvenation with a TRANSFERRABLE 5 year warranty. Nationally insured and backed by the local dealer, no BS.

Is anyone in Central VA looking for help with an old roof and doesn't want to pay to replace? (Count on the cost of a new roof/5)

@Jaysen Medhurst it is CoC and being a multi family that is set among other similar units, conservative appreciation is around 2% a year. As far as performance goes, the first few months will transfer with the existing lease and with the condition of the apartments they would continue to rent for the current rate. If I couldn't get someone in there within a month of lease end I would make a few cosmetic updates, up the rent a bit and aim to start a new lease in the summer months to attract graduate students and families before the school year starts. In this case there is an HOA that takes care of external maintenance so I cant do much with curb appeal.

Hi All,

I am looking to buy & hold a 4 unit multi-family that is 100% occupied in a highly desirable area near a university. I plan on funding 70% of the deal by using a loan but would like to get private funding to cover the remaining 30%. Does this approach make sense if I am offering 8% return for the private investor?

I do not currently have the property under contract as this would be my first deal in a couple years. I have experience in property management and am a licensed contractor so I plan on taking care of that with my existing business.

Hi, I am a returning newbie to real estate and have found a couple good listings on the HUD home store website. Is this a good place to start looking for deals or should I be focusing on private off market listings?
