Hey everyone,

Great thread to read here. From the contractors and/or flippers here, do you guys have any contracts that you are willing to share that you have used in the past. Obviously without personal information. I would like to have a read through one and familiarize myself with the contract negotiations process. Also what would be good advice on how to find a good contractor? Contractors, what do you tell clients, other than contracts, to ensure trust that you will do a good job? Also, what kinds of things should we expect from a contractor, such as a past portfolio of work? Basically how do you sell yourself in a professional manner? Very good advice here. Thanks a lot!

Just confirming what a turnkey property technically is....my definition would be that it is ready to be rented right away. I have also been thinking about purchasing property and possibly subdividing it. I know a person who recently bought a 3 acre piece of property for 60k and subdivided it into 4 pieces. He sold it for 35k each and profited 80k. How would you know prior to buying it that this is possible? How can you turn a 3 acre tract of land worth 60 grand into 4 pieces worth 140k?

Also, are there certain turnkey properties that you would recommend or is it really a personal preference?

I am new to REI and currently have a full time job where I work offshore. I can stay gone anywhere from 3 days to 6 weeks. I know there are investors out there that have a crazy schedule as well or have numerous other obligations. What kinds of REI vehicles have you found that work the best for you?

Hi BP,

My name is Chris Hiatt from Leesville, LA. I am 27 years old and currently live in Carencro, LA right outside of Lafayette. I have a Bachelors of Science in Chemistry and currently work at Baker Hughes. I have no experience in REI except for the purchase of my own home. I have a friend or two that have bought a rental property but thats about it.

My goals in REI are to gain financial freedom and build long term wealth. I am gone a lot for work so I am unsure as to which type of REI would be realistic for me. I am trying to learn as much as I can about each type so that I can have a better understanding of the best route for me to take.

I would say that I am currently interested in single family homes, fix and flip, multi-family homes, wholesaling, and buy and hold properties.

I am currently seeking colleagues in the area to try and learn as much about the business as I can. I am definitely willing to work as hard as I have to to make my dreams a reality! If interested please don't be afraid to add or contact me.

I was referred to this site by a work colleague and am glad to be in a community where everyone has similar goals as me!
