Good morning DC Landlords.

I'm a landlord  Philadelphia and my daughter will be moving to DC to attend grad school at John Hopkins.  I'm creating this post to get some information about how landlords handle ESAs.  She currently doesn't have one but was recently diagnosed and this was one of the recommendations in lieu of medication.  That being said she can't get the animal until she moves because a home visit is needed as well as some other medical and legal requirements which puts her in a state of stasis until she moves.  As a landlord, my preference is a small dog whose bark is disturbing the other tenants or the area in general,  but I wanted to get y'alls perspective on the sentiment concerning ESAs in DC.

Aside from the above we've started our apartment search so any recommendations would be appreciated.

Good afternoon.

I've been unable to find tenants for a single family property in Philadelphia's Wynnefield section.  Does anyone have any recommendations for management companies that provide tenant services in this area of the city?

@Mary Ann #2 all the way depending on the financing. You may find traditional financing easier when it is your primary residence.  Also don't forget to stay true to your life goals which real estate investing should be supporting.  Ask yourself how will this impact my 2015 goals and will it lay the foundation for my  2016 goals?

@Dontae A professional mentor mentee relationship is like any other relationship and is best when it grows organically.  You wouldn't walk up to a perfect stranger and say be my best friend.  If you're not willing to put in the work to forge such a relationship which as the term implies mutually beneficial and satisfying, then you  can pay for one. If all you're seeking is information then there are years of articles, posts, flame wars, podcasts and recommended books on every real estate topic you can think of on BP. Delve in and have a ball.  Give yourself a few months to get the lay of the land and meet people.

@Kyle Penland What are taxes and what to expect to pay for insurance?  Also, do you have any idea of what your expenses will be and capex?
