@Art Maydan what bank did you get your 203k loan through?

Thanks for the info! I'm looking to buy my first 2-4 unit place soon and trying to figure out what hidden expenses I may be missing when putting together the calculations for what my monthly cash flow will be after I've paid the bills. Unfortunately, I'm not sure what to look for in terms of gas vs electric appliances and what the pros and cons of those are yet. I still need to research that. I'm looking at some Southside neighborhoods and Northside neighborhoods (Bronzeville, Avondale, Hyde Park and surrounding areas) Thanks!
As an aside, I'm interested in finding other means of finding properties apart from the popular websites. I feel like I'm missing opportunities on other places that may not be listed on these sites.
I've been looking in Bronzeville, Avondale, Hyde Park and surrounding areas. Looking to keep it under $400k for a 2 unit. And under $500k for a 3 unit.

I'm currently calculating how much I can expect to make, given a potential rental property in a 2-4 flat multi-family property in Chicago. Does anyone have it documented on what they pay on average for electricity, water, heating, garbage, property tax, etc. every month on average? Thank you!

My main source for looking for properties is RedFin and I used the other sites listed as well. I'm wondering what other options are available for ways to find for sale properties? 

My current goal: Find a 2-3 flat place for me to live in and rent out the other units. Looking at several Chicago neighborhoods.
