Just acquired a 8 unit. 7/8 tenants are staying with a 15 to 20% rent increase per door. New leases will be filled out. Should I have the tenants drop another security deposit for the new 1 year lease agreements even though some of them have been there for 2+ years? 

*Security deposits were deducted at closing so we don't have their current security deposit.

My partner and I are expanding into new markets and looking in Raleigh NC and NW Arkansas for smaller multifamilies - no not duplexes but under 50 units. 

Anyone open to chatting about NW Arkansas market dynamics, metrics, supply of smaller multis, etc. Phone chat for 10-15 min would be super helpful.

More so interested in learning the market dynamics of Raleigh & metrics. I'll reach out to the broker but would love your take on cap rates, GRM, price per door, avg rent for 1/1's & 2/1's and 2/2's, etc.

I'm looking for qualified and seasoned CPA's in the real estate industry (specifically Multifamily).

I just acquired an 8 unit and more to come the near future. The property is in Michigan but I am looking at several states for the future so if you have several state qualifications the better.

Please drop recommendations below of who I should contact!

Running into insurance quote Issues and need help.

I JV'd an 8 unit deal with someone who has other apartments, mixed used buildings and a business under another LLC.

This is my first deal. We created a separate LLC for this property together

Insurance quotes are coming in 3x-6x higher than what the current seller is paying for insurance due to new llc, property age, apartments only, etc... we’ve heard every excuse in the book! Seller is paying $1750 per year premium and our quotes are coming back at $5000+

I need some help as this would cut into operating margins. We're trying to figure out if we should try a roller over transfer of the policy to our LLC with the current carrier?

Any suggestions would help.
