Yes, that what a thought of mine as well. Less leads possibly but they will hopefully be more qualified and ready to go. If it does turn to more of a buyers' market then all the better for the leads that should be generated I would assume.

How do you ask a bank/lender to put a mortgage on the property once you have already purchased it cash? Remortgage?

Is anyone that is currently paying for online leads trying to freeze or cancel their advertising? With much concern from viewing homes and sellers cancelling showings, seems like throwing $$ away for now...

Yes I know. I've changed them throughout the years. Like you said its literally a 5 minute job at most

Do you have in your leases that leaky/running toilets are tenants responsibility verbiage?

Or do you have an agreement that any repair less than "x"amount is tenants responsibility

Yes just a running toilet. I figure it's a bad flapper as well.

Complaining that their water bill is $230 with 8 people in a 6 bedroom house..

Everyone taking a shower and doing their daily consumption, it doesn't seem to be any astronomical amount.

I will plan to fix asap.

I have a family renting SFH in Florida. They are asking for repairs of leaky toilet and garbage disposal.

With the current Corona virus issue I feel like this is a minor repair and does not need urgent attention. Any thoughts on how to handle repairing this in a timely manner? Or a response to tenants.
