I am looking for a new property management company for a fourplex in Mesa and a fourplex in the Sunnyslope area of Phoenix.

I have looked at previous threads and will be following up with the suggestions made by others.

If anyone else has an opinion (either pro OR con) about specific property management companies in Phoenix, I am all ears!

Must already be multi-family zoned R-3 or higher.

Post: Costco Insurance

Costco just refers you to one of the insurance companies they are currently working with, and you get a "costco discount" as a line item.

I have had my home and auto with costco for years with no issues and a decent price. The actual insurance is through Ameriprise for my policies.

If anyone has title company contacts in Phoenix that are investor-friendly, and will allow "dry" or single-funded double-escrow / double-closings, it would be appreciated.

The current title company that I use will allow this, but they require extensive wording on the buyer (A-B) contract that states I am purchasing the property with a third party's money and plan on immediately selling to that third party. Also on the selling contract (B-C) that the property I am selling was purchased with the intent to resell to the third party. (Not as big of a deal.)

Is this typical?

Are there any title companies that actually do an old-school double close without transactional funding, or is this rare these days?

I have a fourplex in Phoenix (sunnyslope) that the current management company is having problems finding a tenant for?

This is a 2 bedroom and rents for about $500.

Where do you find tenants for lower-rent properties?

I will be talking to them tomorrow and would like to have some ideas to discuss with them.

We have tried a banner on the property previously without much success.

Sight unseen, I got three quotes:

$5800

$10800

$10-14k

So it looks like a ballpark of $8-15k wasn't that far off.

Thanks for the reply.

I sent off an email to 6 demolition contractors I found on google.

Hopefully some of them can give me a ballpark quote via email without looking at the building, as I just need best case / worst case scenario (price range) to determine if the deal is viable or not. If I put the property under contract I would then get a formal bid...

I have a possible opportunity to get a boarded up duplex in the city of Phoenix that may be too expensive to rehab.

I also have a new buyer who only buys vacant lots for building new construction.

What is the typical cost for a complete demo and removal of a block home that was built in the 1950's in Phoenix? I assume this would be approx. per sq ft?

Where would I look in the phone book or somewhere else for a company that does complete demo and removal of an existing structure?
