Miami (Magic City) Florida is booming. I keep hearing investors on BiggerPockets decry the 'cashflow is just not there' in South Florida, and yet investors I meet every week talk about their big wins down here. What's the deal? Are you the type that said 20 years ago, "San Francisco is just too expensive and the cashflow ain't right." Avoid kicking yourself in the future, and take a day to examine Miami.

Miami is having its Roaring Twenties, right now! As with San Francisco, it is A City like No Other, and nothing is slowing down. As a local Miami Beach Realtor who has lived and traveled around America, and internationally, I offer my perspective on a city I genuinely want you to come check out. As an American, it excites me to say there is at least one place in this country where the American Dream is alive and very well. My family and friends cannot say this of California, as they have mostly moved out of the Golden State for greener pastures.

Miami is everything it used to be, only cleaner and better. Allow me to list some indicators to a strong future:

#1: Fort Myers, FL

#3: Naples, FL

#4: Sarasota, FL

#5: Ocala, FL

#6: Daytona, FL

#7: Lakeland, FL

#11: Melbourne, FL

#12: Orlando, FL

#20: Jacksonville, FL

Denver didn't make this list, but Fort Collins did. I am encouraging investors here for the great rental market (vacation and short term). That being said, a family member who is a techie millennial is moving from Miami to Denver, so maybe you are onto something...

LOL! This may be my favorite BP thread ever. Thanks for sharing the great info/real experience about investing in the Bay Area.

My family can be an American case study of the great migration OUT of Cali. Brother=moved to NV with Tesla. 2nd brother moved to Austin TX. Sister moved to Seattle WA. I moved to DC, and now live in Miami FL. Mom is about to list SoCal house and move to Washington. Dad is holding it down on a million dollar ranch estate in San Diego with view of the ocean.

I love CA. California has everything every other state has, only better. But if you are an investor, you gotta follow the numbers. The numbers are here in Florida, especially with some exciting new projects under way that will attract Big Tech.

Hi Madeline, I’m not a scientist... so I’m not sure about sinking land and rising sea levels. I do live in a nice condo on Collins Ave in Miami Beach, and I can tell you things seem to be heating up quickly around here. It’s certainly still a buyers market with condos, but my fellow eXp agents are doing very well with rentals and condo sales. There are brand new buildings going up and the voters even voted a project in on South Beach. In other words, for all practical money purposes, business is in full swing here. If you’re talking about retiring here, then yeah I’d listen to the scientists. And yes there are so many foreign cash buyers in MB, however not sure about Hollywood beach. Hope this local perspective helped!
