Price it right and pay for the realtor expert not the discount broker. Get it sold and move on to the next one. Don't fall in love. Good luck!

Hard money is used for usually for flips due to the short term. 6 months most of the time. Just enough to rehab and then sell. She could do that then re finance it but those fees add up fast.

About a year ago a tornado hit Rowlett TX. And some houses were fine and others were demolished. I bought a lot on a cul de sac that was leveled. Family was buying a new home and wanted a fast sale. I was going to build on it but the quotes I received were going to leave me with a tad more profit but take more time and have more risk. So listed it and had a bidding war over asking.

If credit is good borrow money and you use your cash to buy investment properties.

Wow sounds like a nightmare. I would be stern and make sure she pays late fees and and keep her deposit.

Hey BP, I have held this lot with intentions of building a one story home and selling it! After much thought I am now thinking about selling it as is for 53k It's in Rowlett TX and .18 of an acre. In an established neighborhood with comps in the 220-290 range. May move capital to buy a quadplex. Just thought I post any thoughts??? Thanks!
