I’m no expert, but I would just be aware that other countries have different laws, and that investing in the US it’s pretty clear what you are getting yourself into, but it may not be so clear in other countries as a foreign investor.

Obviously you are making an effort to understand this, and maybe you can find out what you need to, but the risks are higher for sure out of country.

So could you get a similar return in the US where the risks are lower?

Could you just stay in a hotel or AirBnB vacation spot in Tulum for yourself and then invest in the US. I would just ask yourself if you are just interested in this because you like the place.

If things don’t go as expected, there is probably not as much you can do from the US.

@Jim K. I just had the same thing happen, although not before the tenants moved in. It was an AC overflow issue in a bedroom. Cost a few hundred to dry out and $1500 for the ceiling (removed popcorn in the whole bedroom). I thought it was a roof leak at first so I was happy with a minor AC issue.

Hopefully you can get it done before they get in there.

@Renee H. If your cpa doesn’t know real estate then you should probably find one that does.

At this point you are kind of doing their work for them.

I know this is very late , but Bruce Norris is legit . I’ve been following him for 15 years and have invested in his hard money loans.

His advice has also made me a lot of money.

Wait , State Farm is doing new policies again?

They stopped writing new policies years ago.

I’ll have to check that out.

Insurance costs seem to be lower for newer builds that are up to current codes.

Also my property manager was telling me there was a lot of reroofing done charged to insurance companies for hurricane damage that wasn’t .

Who knows how much is true.

But I was dropped in the *middle* of my policy and it almost doubled . I didnt think they could do that but I guess so.

Insurance is super expensive but like i said it helps to have a newer build. Luckily rents have gone up to cover it but it’s painful.

Maybe look up counter repair? They cut and polish the counters to install them so it seem like it might be possible to repair them, depending on how deep the stain is.
