You guys,

I'm not really interested in purchasing anything. Whenever he sells, and closes on any property, I'll get a cut for the referral. I just told him that an investor was interested in 2 townhouses, a 3 unit, and a 2 unit. Immediately, he asked when did they want to view the properties! He is motivated.

Hi BP,

I have recently become involved with a Seller, who has over 15, Section 8 occupied rehabbed properties, and the Seller is tired of paying taxes, water, etc., and wants to get rid of the properties. Now, I have been trying to find buyers, but I can't make the investors understand that the best way to motivate this seller, is to try to buy 2 or more properties! What, am I doing wrong?

Good day BP. My name is Richard Carpenter, and I was approached by a Broker that asked me to sell his properties for him. I don't know why, and I don't care! He has 16 occupied properties located in Chicago, and  4 located in the near suburb of Riverdale, IL 60827.

These properties are all rehabbed, and all are occupied with Section 8 tenants. Upon closing, all rent will be paid directly to the buyer...immediately!

I have just received a  list of the properties,  descriptions of each property, and how much rent is paid per property, per month. If you have any questions, please reply, and let's get to work.

I approached an investor/Broker to ask if he needed any help in renting a recent purchase he made next door to me. During our conversation, he asked me would I like to sell some of his properties for him.

He has a portfolio of 20 properties, all occupied with Section 8 tenants, and he just emailed me the list, with his asking prices, and a total of each rent paid per property, per month. I replied to his email with somewhat of a contract which stated:

"First of all, I appreciate your business, and I am willing to work until all of your properties are sold. We need to come to an agreement:

I will sell each property, slightly above your asking price (2 to 5 thousand). When I give the buyer your phone number, if you negotiate with the buyer down to a lower price than I stated, I will accept a minimum of $2,000 for that specific sale!

If you should sell any other properties through my referral, a minimum of $2,500, per property sold is to be paid to me for allowing your contact information to be given to any other buyers.

This should be considered a contract.

Should you have anything you want to change, discuss, or upgrade, please email, or call me. When we agree on these, or any updated terms, I will start the process."

He hasn't made it home to check his email yet. My question to you guys is, Have I messed up?

I started to just send this to Brian P. since he gave me the idea, but instead, I wanted my whole families comments, and critiques. I haven't sent this yet, so let me know 'all' of your thoughts before I do.

Mr. Rolle,

When I was previously subscribed to your company, I was in the process of purchasing a property. Since then, I have become interested in investing. I am truly Blessed that a professional of your status would ask if he could be of some assistance to a wholesaler. Thank you so much.

Now, bargain hunters hunt for bargains, and without good deals, my buyers won't look twice!

I would need access to search through newly listed properties, with some distress, and sellers that would entertain the thought of wholesaling, or rehabbing their property at a discount. If so, I would run comps, determine the ARV, and take it to my buyer. When all these steps are accomplished, we can close, and go to the bank.
