Networking can be key to success in any field. What strategies have worked for you in connecting with other investors?

We stay connected with others in notes via our FB groups, Notes Show (podcast) and going to Note Conferences.

I’m currently looking to purchase notes

I’m open to wholesale purchasing them as well

DM me if you or anyone you know is selling

We have some for sale and our Real Estate Notes Show on friday will be going over marketing for them as well.

JKP

Is there a menu you can send me?

And what’s the face value of the entire portfolio, I can purchase the entire portfolio if the yields of the portfolio is high enough

The Mobil Home Parks have $100k each for total of $200k and the Praxis Capital Multifamily has $200k.  So total overall is $400k.  Based on performance and all the renovations etc. it seems like the Mobil Home Park funds should be worth more than the initial investment where as the Praxis capital would be less.  Open to some sort of a blended deal.

What’s the total year end gross for the properties in 2024? (The cash receivables)

Quote from @Andrew H.:

Hey Guys, I work for a $800M local credit union called Sun East. We are based out of Aston, PA and are really bullish on investment real estate. I primarily do commercial real estate financing, but also have the ability to finance residential investment properties as well (we aren't big on flips, but are great with cash-flowing with rentals...single-family dwellings, multi-famly, etc). For instance, we typically do investment properties on a 15 year term/30 year amortization, and the rate on something like that at this time is 6.75%. All of our commercial loans are held in-house for servicing throughout the life of the loan. Our geographic footprint to lend covers all DE, MD, NJ, and PA.

Feel free to reach out and I'll be glad to discuss any deals for you or your clients/contacts. My email is [email protected]

Andrew

Will email you shortly

Quote from @David Cooper:

If you had to choose between selling a performing note for immediate cash or holding onto it for long-term income, what would guide your decision?

The deciding factor from an investor's view is cash flow opportunity vs (TVM) or “Time value of money”

In other words, if there’s more lucrative opportunities with minimal risk, it’ll be economically wiser to dump the notes

but

If there’s no cash flow opportunity waiting on you or it’s not a theoretical surer thing then warehousing the notes is the smarter play

Hi Everyone,

Question,  we are 3 partners doing a flip in NY. Total Gut renovation.  Purchased property in 04/2024,  Hopefully in market by end of May 2025.   It's under S corporation, has a bank account, and funds are being used to construct.     1st project for us. will speak to my CPA this week.

But wanted to ask bigger pocket community how to go about re:  filing the taxes.

Thank you for for you help and guidance.

What’s your question about the tax filing process?

Hello, I'm looking to open a credit card for my Series LLC. Do you have any recommendations on which credit card companies are the easiest to work with a Series LLC?

You can get one with Bank of America or Wells Fargo

Hello does anyone know of a lender who will loan you down payment funds for a monthly profit from the business?

I can offer a business loan, how you deploy the capital would be of no concern on our end
