They could possibly see my purchase price and see the potential selling price, realizing that the land will sell and loan would be satisfied plus whatever flat fee or percentage the lender wanted for the loan. This is my first time reaching out for financing so I'd love to hear from anyone that lends or had to get creative with raising capital. Thank you.

The Mobil Home Parks have $100k each for total of $200k and the Praxis Capital Multifamily has $200k.  So total overall is $400k.  Based on performance and all the renovations etc. it seems like the Mobil Home Park funds should be worth more than the initial investment where as the Praxis capital would be less.  Open to some sort of a blended deal.

What’s the total year end gross for the properties in 2024? (The cash receivables)

Hey Guys, I work for a $800M local credit union called Sun East. We are based out of Aston, PA and are really bullish on investment real estate. I primarily do commercial real estate financing, but also have the ability to finance residential investment properties as well (we aren't big on flips, but are great with cash-flowing with rentals...single-family dwellings, multi-famly, etc). For instance, we typically do investment properties on a 15 year term/30 year amortization, and the rate on something like that at this time is 6.75%. All of our commercial loans are held in-house for servicing throughout the life of the loan. Our geographic footprint to lend covers all DE, MD, NJ, and PA.

The deciding factor from an investor's view is cash flow opportunity vs (TVM) or “Time value of money”

In other words, if there’s more lucrative opportunities with minimal risk, it’ll be economically wiser to dump the notes 

but 

If there’s no cash flow opportunity waiting on you or it’s not a theoretical surer thing then warehousing the notes is the smarter play
