@Karen Margrave.  Yes it's is a block foundation with concrete footers. The home will have a crawl space and will be 6 blocks high.  About 2 levels will be below grade so roughly 4 will be exposed.  I don't have any pictures right now.  This is pretty common for the new construction here in Nashville.

Hey guys.  It's been a while since I've posted anything. Been pretty busy getting my first new construction project underway.  With that, I have a question concerning my block foundation.  I hope you guys can give me a little insight. 

I'm debating whether to use a split face block or a regular cmu block.  Obviously there's a considerable cost difference.   Also there is the visual effect.  I've read that split face can be a problem if not sealed and maintained properly. 

My question is whether or not the cost to use all split face, as opposed to split face on the front only, would yield a larger return upon selling.  It would be much more cost effective to use regular block but I just don't want to leave money on the table when it comes time to sell.

Hello guys it's been a while since I've posted.  I'm current starting the demo phase my first new build and I looking for a little insight .  I've been having a little trouble hiding the plans that I'd like to use for the build.  I'm wondering if anyone knows of a good place to find plans here in Nashville. 

This particular property is in North Nashville not far from Rosa Parks Blvd and Germantown.  The new home needs fit the direction that the area is headed as well as maximize my investment.  Please let me know if any of you local gals or guys could help me.  Thanks.

Hello guys.  I am getting ready to build my first home from the ground up and I was wondering if anyone in Nashville could point to me in the right direction to find floor plans.  It won't be a huge house, roughly 1500 sq.  I am new to the area of R.E.I. and I'm seeking a little advice.   The house will be located in North Nashville.   Thanks in advance .

@Kate Finnegan.  I typical do things myself but I have used contractors as well.  For me it is always a fine balance trying to find the right guy.  I've used some good one and some not so good.  Being new myself I don't have quite the network built up yet.  I've found some on Craigslist that were pretty good but that can be a gamble.  Also I think that your realtor may be a good start if you have one.

I recently bought a buy a hold duplex in Hermitage.  There are still some nice neighborhoods in the area.  It really depends on your budget.  Also I big thing for me is mobility.  With Nashville traffic getting worst by he day it seems, I want to be able to get to my properties after work and still have some resemblance of a life.

I actually just purchased a duplex in the same situation.  One side is vacant and the other rented.  The current tenants were on a week to week lease with the previous owner.  I signed them into a 12 month lease today.  They have been consistent with payments with the previous owner and I hope it hey continue. 

How far behind are you tenants?  How long have they lived there?  Have you had any contact with them?  How was the property previously managed?  I feel like there are a lot of factors to decide in a situation like this.

Hey guys been a little busy with work So I'm just getting around to responding.  Firstly thanks for all of the input.  Secondly I think there may have been some misunderstanding as to what I was asking.  Seems like some think I hadn't done my research and was suprised by the lack of deposits.  That's not the case.  I was fully aware that there were no deposits taken by the previous owner.

my concern was wether or not it was customary during a take over to charge a fee for a current pet.  Regardless if they have paid a fee to the previous owner the hypothetical damage caused is mine problem to deal with.  I agree it's not there fault that the property changed hands as it is not my fault that the previous owner did not charge a rental deposit.  A deposit that I will be charging with my new lease.

I believe I know how to handle this situation I appreciate everyone who took the time to comment.  Everyone operates differently and I think there is no one size fits all answer.  I'll try it my way and if it doesn't work I'll adapt.
