Hey Guys, just wanted to give everyone an update. We did not find a way to a get the down payment so we had to pass it up unfortunately. We could have used SoFi but the interest rate was bonkers and didn't leave us with much cash flow on the table. I'll probably regret it forever that we didn't get it but, oh well you live and you learn. Thanks so much to all of you!

We are looking for a CPA in Texas to help us do our taxes for one of our newer LLCs. We purchased a Flip project and have payed a little out of our business account for construction costs and Mortgage payments. Any help would be great! Thanks Guys!

@Kerry Baird Currently trying to negotiate down payment with seller. Im looking into all options to lock this in.

@Karl Denton I appreciate all of your suggestions, however i do not obtain a mortgage right now that i can borrow against. I will look into some local banks. PP 145k it has also been recently remodeled. There are tenants in place paying $1500 a month. Owner is willing to finance at 2.89% with 20% down. Property is located in FL. 

@Ryan Blake I agree on the HM and 2nd position lien. I am trying to negotiate the 20% down with owner, I only have about 10K liquid at the moment. I have money tied up in other projects till April/May and don't think this property will last. Also super cheap money at 2.89% hard to pass up. Going to keep looking for creative ways to get this done. I appreciate all the info!

Hey Guys, we came a cross a deal that is a rental property thats currently cash flowing and has long term tenants in place. The owner is offering seller finance with 30K down and a 2.89% rate. We really want this deal but don't have 30k liquid at the moment and this deal is too good to pass up. Any suggestions would be great! We have thought about going conventional but just wanted to hear what you guys would do in this situation!

 I have a few numbers but I haven't worked over that way in about 6 years. We you looking for subs?

I am looking for a GC preferably. Someone who has a crew or subs and can handle that part.
