Hi all,

I'm buying in Branson, MO and considering using Evolve to manage and promote the condo's instead of local PM's.  Anyone had experiences (good or bad) with evolve and willing to share?  Thanks in advance for any feedback or advice.

@Johny Omaga the house looks awesome and good luck on finishing the deal!

We invest in Northwest MO and I’m curious about how you do your hard financing with 1.5% simple interest? I’ve got a couple places I’m interested in but am looking at different ways to finance than traditional. You can DM me or reply here. Thanks!

I live in St Louis, but market is really tough so after a year of searching I moved my search to Maryville, MO, a college town near where I grew up. Prices are not as inflated and I have local bank and contractor connections.

Looked at a 6 unit building very seriously but it was a bit expensive for my first investment so found a single family, a high school friend bought when he was in college. It was completely paid for and he was ready to move on and get his cash back out. Purchased for 120 and it appraised for 128, so instant equity! My cash on cash is above 20% too!

after a 1.5 of reading, listening, and searching I'm about to close my first buy and hold deal. Very excited about this journey and looking forward to bein part of BP community and more deals in the future.
