@Mark Updegraff how long have you been using truilia and zillow for advertising purposes? which one is giving you better results?

@Account Closed I would love to be an investor but I need to save some money up first. My goal is to start flipping houses but I need to start somewhere in order to do that. Unless the meeting you are referring to allows me to do that with little to no money at all!

I was not aware of an event in Elmhurst. I just clicked on the link in your signature. Is there a cost associated to sit in it?

@Account Closed - thanks for the info ryan!

My brother is a mortgage banker and i also have a few other friends who do the same. We are currently all working together but I like the seminar idea. I am thinking of putting something together to have such seminars where people can come in to discuss the market/buying/selling homes.

All of my 5 friends know I am a Realtor and a lot of my acquaintances do too. What I am doing now is turning those acquaintances into friends. I'm also already talking to neighbors about what I am doing now to let them know if they ever need my services or a friend/family member of theirs.

My brokerage is more of a buyer's agent but some of listings and my next step is to find someone who is a top producer in listings and shadow them or what i would like to do is host a few open houses.

@Eric X. - thanks for the input! I'm burning through my savings account now and am trying to put together something to send out to my neighborhood. I will take a look into Zillow again but my issue with it is how is someone going to choose someone with no rating on zillow versus someone in the area who has 10+. My 2 cents. I know you have to start somewhere but that's my worry with Zillow.

I'm going to start farming my hometown and will let you guys all know how it goes.

@Dev Horn @Account Closed - thanks for your guys input. I did a lot of research on direct mailers in the past when I started a marketing company and although it is still used today, I feel there is something more that I can do to get better results. Something that I don't know..yet. hah!

At 16 cents a pop (if what PO charges I believe) and 1 turns into a client, that is a successful campaign.

I don't mind door knocking (as I have done that in the past) or cold calling, I just want to think outside the box to attract clients to me and thought maybe someone did something that worked for them that would like to share.

It's not that I don't want to invest money..but I want to invest it properly where it will give me a good return on my investment.

The reason I am not looking to do traditional forms of marketing is because I don't want to be everyother person who is doing the same thing for the past 20 years.

Hi all,

I recently got my real estate license in December. I helped a client buy a home and is scheduled to close next Tuesday. Everyday I'm worried it is going to fall through because of the mortgage but that is another story.

Anyway, the brokerage I am at provides leads to us through the website. Some of the leads are reassigned to me from other agents not wanting to work with them but some are new and browsers.

Sometimes these leads provide us with a phone number to contact them at but for the most part, it is an email. And sometimes even then the email is fake.

I do not want to rely on my company to provide me the leads that I need to grow my business. I've read a bunch of threads on here and also scoured the internet for advice but all seems the same. I'm 27 and need buyers/sellers to take me seriously.

Is there anything that anyone is doing that is not the "traditional" form of marketing? I'm not looking to send direct mailers that is going to be thrown in the trash or pay to be on Zillow competing with 10,000 other Realtors in my area.

Also, is there some kind of script or phrase used today to light a fire under buyers butts to help them speed up the process from just browsing to let's buy yesterday?
