@Greg Carrier Why buy a TK when I could buy a REIT? Because I want a physical property, not a fund.

 Not my first post about buying out of state but I am perplexed. Why all the hate towards “turn key”? To be more direct, if it meets the bigger pockets guidelines/numbers, what’s the problem?

And if you can resist, this is not really pointed toward the turn key industry so try to restrain yourselves and enjoy the comments :)

That sounds really good. I’m just sitting on borrowed money (not enough) and looking for a deal before I have to pay it back. Revisiting some books and BP podcasts trying to be more confident with out of state deals. Still haven’t pulled the trigger. Considering going back to investing in Cali but it’s slow going.

Just an update. I got sidetracked with regular business and hit a wall finding money so I stalled out. I've started this process using credit cards again, using PayPal to extract the money at about 2.9% and Bigger Pockets calculators to analyze the deals.

However, now that I've aquired the money I'm not finding the deals I did when I started last year. At least not using the BP recommended numbers. So many more middlemen wanting a bigger cut.

Can anyone on this thread explain how they got money off their credit cards in detail, if at all? I see a few people refer to it but in a fairly vague way or mostly not at all.

I’m not interested in the gold option, I feel it takes too much of the 0% timeline. I tried Plastiq and it was almost impossible to do even a small transfer. They act almost as a barrier and have a lengthy questioning period to avoid people taking cash.

The one intriguing option mentioned was the PayPal transfer. Wondering just how simple that really is and what the cost ends up being if it’s still an option. 

Any other methods would be greatly appreciated.

I did this in the San Francisco Bay Area, but for some reason I never imagined I could do it in Hawaii (where my family is from). Now that I think of it I imagine it's fairly similar.

Thanks for the story and the encouragement to go for it! I believe I may move back one day.

@Sam Shueh Sort of, but then I gotta get my money out for the next one. Refi again? I’ll need 20-30% appraised value on top of my purchase price before the introductory interest rate expires. 

A lot of variables to consider.

@Chris Youssi How did you convince your lender to consider the security deposits as the 20% given that they are not in your possession until after closing?

I love this idea and will start shopping for one tomorrow. If you have a suggestion I’d be interested.

I’ve been pitching your last suggestion for the past two years to people who ask. I won’t be ‘asking’ family or friends but will work with them if they initiate it.

This method sounds promising
