thanks for the comments.  

she gave the required notice and left the apartment.  she left no forwarding address and no contact information.  we have just completed the renovation as she was a heavy smoker and she damaged the stove and dishwasher beyond repair.  so for the security deposit that will not be returned.  

wish me luck filling it back up.

I had a tenant leave mid month but paid through the month end.  She left no forwarding address but has utility bills that are unpaid.  

What happens with those bills?  who is responsible?

@jeremy tillotson thanks.  been stalking the pages for a while and figure it is time to jump in.

can you tell me about what other type of deposits you use.  only familiar with security deposit here in PA but notice you are collecting a water deposit?  is this because you pay the month water bill for the units?  also how did you establish the amount?  newbie just bought 10 units! thanks

On 1/30/15 i purchased my first multi unit rental properties.  2 buildings 6 and 4 units respectively.  Closing and transfer was a very positive experience.  my first month collecting rent has been good as well.  i would intend on posting on this each month and providing an update on the progress of a first time Landlord.  On my trip through this new endeavor if anyone has any prudent advice I am all ears. I have listened to most if not all of the podcast and find the education i have gotten amazing.  

I look forward to a wonderful learning experience.
