Hi! What’s the average PM rate in the Toledo area? I had one telling me 10% and I’m thinking that’s kinda high

 Our company charges 10%.

Hi Jackelyn, what’s included in that?
Just the management portion. Tenant communications, rent collection.

 Ok thank you

Thank you all. These replies are so appreciated

I would pick B. David Greene explained it brilliantly on Sunday's Seeing Green BP Podcast Episode where he said that cashflow prevents us from losing a property and appreciation builds wealth.

Well put🤔

Happy Monday! I’m still a newbie in real estate investing, I would like to know what the senior Real Estate investors think about this. When it comes to investing, do you go for cash flow over appreciation or appreciation over cash flow? Example,

a) cheap location, great cash flow, ok appreciation

b) little expensive location, ok cash flow and good appreciation

Hello ladies and and gents. I have a question for those who know the Ohio market, I’m seeing some good deals in Ravenna, is it worth it? All advices are welcomed. Thanks

Ravenna is good if the deal is good.

 Thank you Nicholas

 Hi Bugsy,

I personally recommend the major cities in Ohio:

-Columbus, great for appreciation, pp is a bit higher around $220k for multifamily

-Cincinnati, has a mix of cash flow and appreciation, average multifamily around $180k

-Cleveland, has alot of cashflow potential, average multifam around $140k

There are other smaller markets like Dayton, Akron, and Toledo, however there is not alot of economic drivers to those areas.

Looking for cashflow? Look into Cleveland, its got good cashflow potential with appreciation happening as well.

Looking for appreciation come to Columbus, there are still 1% deals, but the more attractive part is the population growth and other economic drivers!

Always happy to help or talk more if you are interested. For that area I would look at the rents and see if the numbers line up.

Interesting. Thank you Steven
