@Jonathan Taylor Smith @Cassi Justiz I just recently used PENFED to take out a HELOC on a rental. There were no closing costs and they didn't even make me get an appraisal.

Can anyone recommend a carpet cleaning service in the Raleigh, Durham, Triangle area?  I have some tenants that completely trashed my house in Durham.  I may have to completely replace all the carpets, but I'd like to try to get them cleaned first and see if that works.

@Keith Chew Nope, we didn't end up buying it, but it was just because my brother was still in college at the time not working full time. FHA wouldn't allow me to be listed as the "co-borrower" if I didn't intend to owner occupy the place.

I have some tenants who have refused to pay rent.  I already spoke to a lawyer and went through the standard process of giving tenants written/verbal notice to pay by XXX date or lose rights to possession of property.  Seems like they ain't going to pay.

As far as going to the Durham County Courthouse to file the eviction:

is their anything I should know?  

Anything (evidence) I need? 

Any information on fees for filing the eviciton?

... Would love to hear from people with experience.

Okay, I took time to read your whole post now. The HOA of grove park also sends me letters every few months to move trash cans, pick up leaves, paint my mailbox, etc. they’re pretty anal about things I agree. But the neighborhood looks really nice and the grounds are extremely well maintained. I’d prefer that they be annoying about little things rather than have the neighborhood look ******.... I’ve never actually received a fine for a violation. I think of the HOA as a free property manager for me.

Lots of people treat the 401K as some sort of holy grail of retirement investments that should never be touched until age 59.5 (or whatever the age is). I don’t agree with this, but i definitely think pulling equity out of an existing property (HELOC, home equity loan, OR cash out REFI) is a better option if you have it available.... I think the thing with a 401K is that if you leave your job you have to pay the whole loan back within a short amount of time.
