I plan to buy some properties with a friend of mine. Is it fine to have the mortgage in his name and have both people on the title? What is the right process for doing so?

Yes, in niches or towns within an hour of Dallas or Ft Worth.

Jon could you give me some zip codes that would fit that criteria?

I keep reading all these great thing about Dallas and other major cities in texas being great for investing in buy and hold properties. But whenever I run the numbers it seems like its pretty much at a Rent to value of 1% which doesn't seem like there would be much cash flow. Example a 100k house in Mesquite tx would rent for $1000 a month. Other areas of the country (ie Milwaukee) seem to be getting closer to 2-3% rent to value. Am I not running the numbers correctly or not looking in the right neighborhoods to invest?

Hi everyone. My name is Ben Kanevsky. I live in Boca Raton, FL and I have limited experience in real estate. I'm a professional poker player by trade. I'm currently in the process on educating myself on real estate investment.

I currently own 1 rental townhouse which is paid off and used to be my last residence as well as my current single family house in Boca. My goal is to acquire rentals that have positive cash flow and not far from my current residence. I'm also open to rehab/flipping. I look forward to learning from all of you as I begin this journey.
