@Mike Sattem That is most definitely a very high probability option.  A little house hacking sounds like a really nice way to get things started.  Mike, if I go that route, I'll let you know - you can live the single, triplex buying life through me haha...   I do appreciate the input - thank you!

@Gary Swank and @Corby Goade Thank you both for the encouraging words! I've already gone the HELOC route in order to finish off the massive renovations that I did do on my house. And, while I'm absolutely in love with my house, I'm a 50/50 partner with my roommate and we're interested in cutting the financial ties. She wants to move in with her boyfriend and I just want to live by myself again.

Corby, I'm curious, do those loans have any special name?  And who usually offers those types of loans? (the type where you can get financing shortly after closing on an all-cash deal)

Hello all!  My name is Brad. I live in Pittsburgh. I'm a Business Strategy Analyst (in the energy industry) by day and a DJ by night.  I see real estate as my way out of the 9-5 game and I'm trying to get there (aka get out) as soon as humanly possible!  I doubt this is an original introduction but it is no less true haha... 

I put a ton of sweat equity into my current home which is going to leave quite the large chunk of profit upon selling.  Other than owning my current home and reading a few real estate investment books, I'm a real estate newb.  I'm trying to learn as much as humanly possible so that I can have a solid, well-thought-out plan for how the proceeds from my current house will be rolled into multiple others.

I'm pretty jazzed to be a part of this site so let the learning begin!!

I'm brand new to BP (and relatively new to real estate investing in general).  I'd be very interested to get together with some folks... if for no other reason than to say hello and get my feet wet.  
Still thinking end of June-ish for the next meeting?
