I am looking to purchase a 8 unit portfolio consisting of 4 two family houses.  my question revolves around financing.  Would this qualify as a Comercial loan due to # of units.  or conventional because two family houses.  Asking price is 699k.  looking for a way to get into this deal with 10 to 15% down.  Any advice welcome.

Hello all. I'm new to the site.  And new to investing.  I had to retire from my last job due to injury.  While I was out, my wife also got injured.  This results in going 90 days late on a second mortgage.  I had workers comp but my wife did not.  We went from 2 incomes to 2/3 of one income for almost 5 months.  We are now healthy and working.  We caught up on all payments and even used some settlement money to decrease the debt.  Trying to refinance current house to free up money to start investing in multi families.  The late payments are killing us and no one seems to care this was through no fault of ours but through injury.  Any one know how to get this late pay history removed or forgiven?  Thanks in advance
