Hey BP!

My wife and I are purchasing a SFH as a house hack. We'll live in it for a year, fix it up, then move out and begin renting to a tenant.

If B&H is our long term plan with the property, should we be putting our name on the documents or our Real Estate Company LLC? Wasn't sure if it would effect the mortgage (FHA) or anything else if we didn't put our names.

@Tanvir Sattar - That's a great point as well! 5-6 months feels like a lot! Do you find that is a common amount or are you more conservative than most?

Thanks so much for your input, @Daniel Haberkost. Definitely agree with the dangers of over-leveraging. It's a difficult thing to balance when so many new investors hear, "don't be paralyzed in inaction. Get going! Don't over think it!", and that sort of thing. Knowing how to move forward with confidence, but still with wisdom and financial diligence...that's tough to do. Again I really appreciate your perspective! I'll share it on the show!

A lot of the show’s listeners are newer investors. Or, they’re experienced investors looking to learn new strategies and approaches.

I’d love to hear from anyone out there who has enough experience in a particular area of Real Estate to have watched others come and go from your space. What have you seen to be one of the most common mistakes of new investors in your area of expertise? What are some of those things that just seem to show up again and again in people looking to learn the skills necessary to be successful?

Hey BP!

Can someone who has used a 203(k)  help provide some perspective on their experience? Positives? Negatives? Would you do it again?

I know there can be a ton of paperwork and logistical headache...but what the loan offers is pretty unique and seems like it could really be helpful in the right situation.

Any thoughts are appreciated. Thanks so much!
