I think turn key appears more appealing because most times, tenants are already in place and paying under the current conditions of the property.

To me, it seems like a more secure investment. On the other hand you inherit a tenant that you have not screened to your personal processes.

Overall, I think it’s a great way to get your feet wet.

I think you’re on to something. I’m currently relocating from Florida to Cleveland Ohio and looking to purchase an investment property. I came across a highly rated realtor on Realtor dot com. I haven’t graduated Realtor school but I’m pretty sure a realtor should know the class of neighborhood a property is in.

I asked this one realtor about a property class she said she didn’t know (which was fine) but then she stated she gets asked this question all the time. I would think she would have done her homework and learned the neighborhood classes. Or am I asking too much?

Oh and she never followed up.

Thanks for the feedback. I was thinking of adding some section 8/gov't assisted programs to my portfolio.

Seems to be some pretty solid advice here. I would hold off on renovations with the tenant in place. Since you inherited the tenant, most likely they are ok with the current living situation. I would renovate one at a time or chose not to renew lease and do both during that time. Good Luck.

Hello All,

I’ve read a lot about staying away from D class neighborhoods. I’m curious to know who invests in those types of neighborhoods and how have your experience been with collecting rents during this situation.

I plan to invest in C and D class neighborhoods. We must remember, gentrification starts in D class neighborhoods or sometimes even worse.

I would assume people who live in D class neighborhoods are still able to work as they will “most likely” work at jobs such as Walmart, fast food, etc. (and this is not offend or stereotype anyone).

I’m a full-time Manager at Amazon and majority of my employees live in C or D class neighborhoods. They are working and actually earning extra money.

Just want to get your input.
