I've got a foreclosure under contract in Carter Lake, Iowa and I'd like to hear some experiences other investors had in Carter Lake. I'm working with a 3 bedroom, 1 bath, 1,000 square foot, 2 car garage attached, and built in 1985. It needs some work but but nothing major. I paid less than $25k for this deal and am confident I can resell for a nice profit.

I'm currently using 1-800 Accountant to do my accounting and taxes. I'm curious if there's a better service that I should consider? 1-800 Accountant isn't exactly cheap and my biggest complaint is that I've had 3 different accountants within the year and I'm looking for something more reliable. I want a software that connects to your bank account and credit cards and you can classify your transactions, as well as get advisory help.

A smaller property that is value-add, I'd prefer it to be vacant. If turnkey or buying as a rental, I'd be okay with tenants since there's less work to do up front and you've got someone in place that's paying. However, I typically dislike looking at properties with the tenants there. It's usually very uncomfortable for the tenant, but you can often find out valuable information that you wouldn't have gotten without having a conversation with them. When you're ready to sell this property, keep me in mind.
