I would not venture beyond your skill set and suggest you risk harming yourself, such as getting electrocuted, however, once you have completed your work, have it inspected with the local building inspector. They are there to protect you and those that come after you from not meeting code compliance.

Nothing wrong with putting in the sweat equity, it will make you a better investor and appreciate those that possess skills you do not have.

 Im doing work in a small rural city, Tuskegee,AL , this information isn't listed on the city building codes website. Do I just use the state of Alabama rules?

I want to save money by doing most of the work myself on a renovation project I have coming up. I have pretty much all of the skills to do the renovations sheetrock, tile, etc. Outside of a electrician and a plumber do I need to hire a general contractor to oversee me while I work? Could someone tell me how they handled this if you were in this situation ? Thank you !

 Do you recommend I buy a house in my government name and then transfer the title to my business or just buy in my business name from the jump ? Thanks for your help !

Recently came across a property for a great price. Only one thing, it sits on a septic tank. Ive heard many horror stories about these things being disastrous. Should I proceed with the deal or just chalk it up as a loss? Thanks!

I recently purchased a property in a college town. Does anybody have advice on renting to college students ? Is it worth it or should I market towards the factory and commercial jobs near the property. Pros and Cons of renting to young people besides the few I can think of on my own ?

Post: Utilities to Pay or Not to Pay ?

I am getting started in rental property investing as drawing my first set of lease agreements currently. Should I have my tenants pay all of the utilities? I know it would make the most sense to have them pay but I am targeting college students. Wouldn't it make the property more attractive to younger people if some of the utilities were covered ? Thank you !!!
